_How does the maturing of Business Bay and its infrastructure affect global occupiers?

Dubai Properties Group master planned the Business Bay development area, and although it is still undergoing significant construction, it comprises a number of completed retail, residential, hotel accommodation schemes and offices, one of which is Ubora Tower; a single owned, Grade A office tower, finished to international specifications located in the heart of Business Bay as a prime example.

Up until recently, the development was largely under-construction, with a number of people viewing the area as a ‘district for cranes’. But more recently Business Bay has established itself as a popular destination for businesses, residents and hoteliers, particularly due to its central location which is less than 20km from Dubai International Airport and immediately to the east of Downtown Dubai (home to Burj Khalifa, Dubai Opera House and Dubai Mall to name but a few). 

When tenants are looking to relocate, location is one of the key indicators a business will consider. Ubora Tower offers Grade A, CAT A, ready to move in offices, which are located centrally, close to main roads and public transport and with competitive rents. The improved infrastructure along with more developments being completed in the vicinity will positively impact Ubora and Business Bay and encourage occupiers to relocate.

Business Bay has also benefited from recent highway enhancements, which have considerably improved connectivity to, and from Ubora Tower, with arterial roads such as Sheikh Zayed and Al Khail. This means it is now easier than ever for occupiers to travel from either the west from Downtown Dubai or the east from the Marina and beyond to Ubora Tower. And a reduction in travel times of up to 10 minutes can help increase employee satisfaction and business efficiency.

In addition to improvements to the road infrastructure, is the inclusion of the RTA water taxi from the Dubai Creek side extension - walkable from Ubora Tower which is the 3rd stop on the RTA bus from the metro, which runs every 15 minutes from 6.30am – 10.45pm.
