_Valuations Without Inspections

Desktop valuations are not uncommon in the GCC markets and clients often procure these as periodic updates to update previous full detailed inspection reports and perhaps save on costs.

Even more emphasis will now be placed on the valuer to satisfy themselves that the details available on the property are sufficient to allow them to provide objective advice and thus take on the instruction or decline it. In my experience to date, clients have been able to send photographs of the property interior as well as video walkthroughs to provide detail on the condition, layout and specification of different asset types and understand the property to a good level of detail to allow the valuer to get comfortable for a relatively straightforward asset type.

Where valuers will need to give extra careful consideration is whether they can provide accurate advice in respect of a property that has had substantial upgrades internally that may not be physically captured by photographs alone, or has very highly specified MEP, equipment etc. In addition, properties in substandard states of repair which require repair / maintenance / upgrading, from photographs alone it will be difficult to determine the extent of repairs and upgrading and the associated costs.
